Full Management With Set Fees

Tenant Communication/Support
  • Personalized showings; full explanation of the house & surrounding area features-No Keys are ever checked out to potential tenants.
  • Property Advertising through local media, major web sites, brokerage firms offering finder referrals.
  • Property inspections before your tenant moves in and before your tenant moves out – Will look for potential damages and estimate costs for repair which will be held from the security deposit.
  • Screen tenants, collect rent, and hold security deposits in Trust.
  • Personalized renting/lease. To ensure clear expectations. 
  • Hold all relationships with tenants, respond to tenants needs.
Financial Management/Support
  • Set up of a personalized private account through website. Account Ledger available 24/7.
  • Bill collection and payments – an account will be established through our company so all the bills will be paid.
  • Provide reports and keep accurate records including itemized receipts.
  • Consult on legal / accounting matters / liaison with lawyer/accountant on client’s behalf.
  • Monthly reports and updates- A report is sent to our Owner Clients via email every month. Updates are sent regularly.
  • Emergency call action plan – In case of an emergency regarding the property , ACP staff will be available to act on behalf of Owner Clients and in direct contact with Tenants to solve any problems arising.
  • Year End Statement which can be given directly to your accountant.
Preventative and Ongoing Maintenance & Renovations
  • Obtain verbal or written estimates and options on all repairs and improvements.
  • Maintain relationships with Vendors by paying in a timely manner, communicating the type of work needed and any clarification the Vendor may need to complete the job.
  • We DO NOT mark up our Vendor Invoices. What we save by having ongoing relationships with vendors and a volume of work, YOU SAVE!
  • Yearly preventative maintenance is scheduled ahead, allowing our Owner Clients to budget for upcoming repairs.
